Termite Inspections (WDIIR)

A Wood Destroying Insect Inspection Report (WDIIR) is a protective measure that banks and lending institutions often require to inspect for damage from termites or other wood-destroying insects before closing the sale of a home or refinancing a home loan. A WDIIR is a document prepared only by a licensed pest control business that informs the lending institution and buyer about termite damage or presence.

Performed under the licensing of Bill’s Home Service Company (PMD Lic. #4320), we will provide a thorough inspection both inside and outside of all accessible areas and go over in detail all findings at time of inspection. In most cases, we will offer a complimentary one-year subterranean termite contract if no termites are found at the time of the inspection. If termite activity is identified during the inspection, this should not be an immediate deal breaker. We can almost always provide the seller with a proposal for treatment that would eliminate the problem.

Once completed, the WDIIR and any supporting documents (including a proposal for treatment if necessary) will be delivered via email or hard copy promptly to all recipients required.

This Inspection can be scheduled along with the Real Estate Home Inspection for added convenience. Doing this solves the problem of having to schedule two different companies, which can be difficult and frustrating. One Call Does it All! Two critical inspections done by one great company!

Interior Inspections:

  • Run dishwasher and washing machine through short cycle.
  • Fill traps in sinks, tubs and showers.
  • Flush toilets.
  • Inspect for signs of moisture and/or water damage.
  • Check all doors and windows for weather damage or forced entry.
  • Check A/C settings
  • Replace smoke detector batteries (if necessary).

We use a specialized home watch software that utilizes the latest technology to constantly keep you informed and up to date on our inspection of your property called QRIDit Home Watch. The software provides individualized report checklists that our home watch professional use to check and comment on areas of your home. If there is an issue, the item will be flagged and a picture can be provided if necessary. Once the home watch professional completes the report, it’s immediately emailed to you for your review.
